Site Conditions and Outdoor Living
Covered porches, irrigation systems, fire pits, and patios can be worth every penny, but if your lot has grading challenges or drainage concerns, site prep alone may shift your budget.
Systems and Infrastructure
Features like built-in sound and lighting control, motorized shades, central vacuums, and future-proofing your home for aging-in-place can create long-term comfort but can add significantly to the base price. In addition, considering systems like geothermal heating can have a large up-front cost, although lower energy costs over the life of the home.
